Our colleagues at Xtophe Properties, the newest member of the Chestertons Global Network, have written this insightful guide to the beautiful region in which they reside and work - the Algarve, Portugal.  

Location and accessibility
The Algarve, located in the southern region of Portugal, is one of the most accessible and well-connected areas of the country, both for national and international visitors. Bathed by the Atlantic Ocean and separated from Spain only by the Guadiana River, it is one of the country's main tourist attractions. 

Faro International Airport, which is just a few kilometers from the city of Faro and is the main gateway to the Algarve, connects the region to several European cities via direct flights. 

The Algarve also have a strong road network, including the A22 motorway that connects the entire Algarve region and the N125, a coastal road that passes through several tourist locations. There is a wide range of public transport, such as trains and buses that connect the entire region and also connect to the capital, Lisbon. 

There are  4 main marinas available that dock large luxury vessels. Among them, Vilamoura marina, which has been annually distinguished as the best in Europe and is ranked among the best in the world, and the Portimão marina, which is known for receiving grand cruise ships. 

Main Destinations
Quinta do Lago
Located in the heart of the so-called "Golden Triangle" of the Algarve, about 20 minutes by car from Faro International Airport. This Resort is located within the Ria Formosa Natural Park. A luxury retreat that combines nature, golf, exclusive villas and exquisite cuisine. 

Vale do Lobo
Also in the "Golden Triangle", about 25 minutes from Faro, close to Quinta do Lago. It is one of the oldest and most prestigious resorts in the Algarve, known for its luxurious mansions, its famous 16th hole of the Royal Golf and a stunning beach embraced by red cliffs. 

Vilamoura
A luxurious resort, known for its famous marina. It is ideal for those who want to enjoy the best that the Algarve has to offer. Perfect for leisure with the wide range of spas, international sports competitions and nature trails, with the incredible nature reserve. 

Albufeira
A vibrant and picturesque tourist centre with incredible beaches and the most lively and famous nightlife in the country. Albufeira boasts a wide variety of restaurants, bars and leisure activities. 

Tavira
One of the most traditional and peaceful destinations. Tavira is famous for its historic architecture, the island and the pink salt flats. 

Lagos
An historic city with cobblestone streets and a beautiful cultural centre. Spectacular beaches, such as Praia Dona Ana and Ponta da Piedade. 

Sagres
It is the most south-westerly point of Europe, famous for its wild nature and rustic charm. It's any surf lover's dream. 

Climate and Quality of life

The climate and lifestyle in the Algarve are great attractions for those who visit or decide to live in the region. The Algarve offers a unique combination of mild climate, stunning scenery and an enviable quality of life, making it a popular destination for both tourists and residents. The climate is considered Mediterranean, characterised by hot, dry summers and mild winters with very brief rainfall. It is one of the sunniest destinations in Portugal and Europe, which contributes to its charm. 

The quality of life is one of the highest in Portugal. In addition to the mild climate, nature and stunning beaches, the cost of living, compared to other European destinations, is relatively lower, especially outside the major tourist cities. It offers a unique lifestyle, with an excellent mix of quality of life, outdoor leisure, culture, gastronomy and a welcoming community. The region is ideal for those looking for a peaceful life, but with many options for activities and entertainment to enjoy. 
  
Tourism and activities
The Algarve is a popular tourist destination, its rich culture and history is reflected in the most picturesque towns and villages offering castles, churches and museums. All year round we can find fairs and popular festivals that convey the most authentic that the region has to offer, from crafts to gastronomy. 

For nature lovers, the Ria Formosa Natural Park and the Costa Vicentina are perfect examples of where to experience true adventures, but the magnificent beaches are the best for practicing all types of water sports. 

Nightlife in the Algarve is known for being one of the most vibrant, especially in cities like Albufeira and Vilamoura, which offer a wide variety of bars, restaurants and clubs. 
 
Gastronomy
Algarve cuisine stands out for its strong influence from the sea and the use of fresh, local ingredients. Typical dishes include seafood cataplana, grilled sardines, razor clam rice, the famous octopus à lagareiro and delicious grilled fish, but we cannot forget the delicious seafood that we can enjoy in a delicious snack. The region is also known for its traditional sweets, such as Dom Rodrigo, almond pie and figs with almonds, many of them made with typical ingredients such as almonds, carob, figs and oranges.
Wine production in the Algarve has been gaining prominence, with wineries offering quality labels and wine tourism experiences. For lovers of good food, this is a rich and unforgettable experience. 
  
Investment in the Algarve
The Algarve has proven to be an excellent option for investment, due to its combination of affordable cost of living, favorable climate, modern infrastructure and growing demand in the tourism and real estate sector. The region attracts investors, both for the real estate market and for business and tourism, due to its popularity as a holiday and residential destination. 

The Algarve property market is one of the most active in Portugal, with strong demand for luxury properties in locations such as Vilamoura, Vale do Lobo and Quinta do Lago, as well as beachfront and inland properties offering good value for money. The Algarve also stands out for its holiday profitability due to continuous tourism, which guarantees an interesting return for investors in the short-term rentals sector. 

Furthermore, the real estate sector continues to expand, with a growing number of international visitors and an excellent infrastructure offering that grows and develops annually, creating solid investment and business opportunities with strong appreciation and financial returns in the short and long term. 

The business climate in the Algarve is favoured by advantageous tax policies in Portugal, including the non-habitual tax residence regime (NHR), which attracts foreign investors, especially from Europe, the United Kingdom and America, and the Golden Visa, which allows residence through of real estate investment.
