Limassol is the busiest and most valuable property market in Cyprus. Its seafront towers, marina residences and established neighbourhoods draw international buyers looking for a Mediterranean base, a long-term investment or both.
With on-the-ground insight from our affiliate, Chestertons Cyprus, this guide looks at where Limassol property prices stand in 2026, where buyers are focusing and what to consider before you invest.
Why Limassol leads the Cyprus property market
Limassol recorded 4,860 property sales in the first nine months of 2026, up 17% on the same period last year, according to Department of Lands and Surveys data. In September alone, the district accounted for almost one in three sales nationwide.
Its lead by value is wider still. Between January and July 2026, €1.08 billion of property changed hands in Limassol, around 40 cents of every euro transferred across Cyprus. Foreign buyers signed 36.5% of the district’s contracts over the same period.
Prices continue to rise. The Central Bank of Cyprus reported that Limassol residential prices were up 7.8% year on year in the second quarter of 2026, against 8.5% nationally. It attributed the national increase mainly to strong demand from foreign buyers.

Where to buy in Limassol
The seafront and Agios Tychonas
The eastern seafront is home to Limassol’s most prestigious addresses, with luxury apartments in landmark towers and resort-style residences overlooking the Mediterranean. This is the top of the market, suited to buyers who want direct sea views and a high level of on-site amenity.
Limassol Marina and the Old Port
Waterfront living close to the historic old town makes this one of the city’s most recognisable areas. Marina residences combine yacht berths, restaurants and promenade life with walkable access to the city centre.
Germasogeia
Germasogeia sits just inland from the tourist area and its beaches. It offers a mix of apartments and family homes, with prices well below the seafront but still close to the coast.
City centre, Agia Fyla and Ypsonas
The centre suits buyers who want urban apartments close to offices, schools and amenities. Further out, Agia Fyla and Ypsonas offer more accessible entry points. Two-bedroom homes typically range from €220,000 to €450,000 there.
Investing in Limassol property
For investors, apartment rental yields in Limassol are estimated at around 5.5% to 6.5%. Returns depend heavily on location, building quality and whether you let long term or short term.
Property can also support residency. Non-EU buyers who invest at least €300,000 plus VAT in a new residential property bought directly from a developer may apply for permanent residency, subject to income and due diligence requirements. The investment must be maintained to keep the permit.
Before committing, appoint an independent lawyer to check title deeds, planning permits and any encumbrances. Confirm whether VAT applies to your purchase, and budget for transfer fees and legal costs. Our Cyprus real estate investment guide covers the wider market and buying process in more detail.
Limassol combines Cyprus’s deepest pool of buyers with a broad range of property, from entry-level apartments to seafront landmarks. Whether you are looking for a waterfront home, a rental investment or a route to residency, local expertise matters.
The team at Chestertons Cyprus can guide you through the market and help you find the right property.
